Define the representative's role
The owner hires and contracts with the licensed professionals. The on-site representative can attend agreed check-ins, open and secure the property, photograph progress, compare visible work with the project schedule, receive deliveries when authorized, and relay questions. The contractor remains responsible for the work, permits, supervision, and code compliance.

Renovation creates its own risks: dust, open walls, moved alarms, unsecured doors, disconnected A/C, shutoff changes, debris, and vendors entering outside normal routines. Continue inspecting the parts of the home that are not under construction and confirm who secures the property at the end of each workday.
