Verify before authorizing
Check the provider's license through Florida's Department of Business and Professional Regulation when the work requires one. Confirm the legal business name, license status, insurance, local permit needs, references, and who will actually perform or supervise the work. A logo, vehicle, or referral is not a substitute for verification.

Monitor without becoming the contractor
An owner's representative can report visible progress, missed appointments, site condition, and questions. They should not direct trade methods, certify code compliance, or promise payment unless the owner has expressly given that authority. When something differs from the agreement, document it and bring the contractor and owner back to the written scope.
