Look for downed lines, standing water, structural movement, broken glass, roof debris, damaged trees, gas odor, and other hazards. Do not enter when conditions appear unsafe. Photograph the exterior from a safe distance before moving branches or opening doors.

Inspect in the same order every time

    Roofline from the ground, gutters, soffits, windows, doors, shutters, screens, lanai, pool cage, drainage, landscaping, and exterior equipment.

    Ceilings, windows, doors, floors, closets, cabinets, electrical indicators, and rooms below roof or plumbing risk areas.

    Power, A/C, humidity, refrigeration, alarms, internet, leak sensors, pool equipment, irrigation, and generator status.

    Wide context photographs followed by close images of every exception.

    A written action list separating urgent hazards, active water, service needs, and cosmetic damage.

Report normal conditions too

A useful report records that important systems were operating and areas were inspected, not only the damage found. That creates a clearer timeline for the owner, contractors, association, and insurer. Keep original files and avoid making repairs beyond immediate protection before understanding documentation requirements.
